After my visit, I'll research how it compares with similar properties that have sold recently. This will give us a good idea of what kind of price range seems appropriate for what buyers have recently been willing to pay for houses like yours. A "CMA" is NOT the same thing as an appraisal, but it usually gives a good general idea of what you can expect from the current market.
